Section 1: Property Basics

This is your desired sale price, not an online estimate. This tool assumes your asking price is close to what the property would appraise for. If it is much higher than true market value, actual investor offers may be different. Asking price should reflect the home's value in its current condition, not future rent.
Use your escrow breakdown or your last tax bill.
Use your insurance bill or escrow breakdown.
Enter what the property would realistically rent for today in its current condition. Do not include future improvements. Check Zillow's rent estimator or similar rentals in your area to get a realistic number.

Section 2: Seller Motivation

This helps us structure your deal: higher monthly payments OR a bigger down payment at closing.

Section 3: Deal Structure Knobs

Longer terms usually mean lower monthly payments, and lower payments increase investor cashflow. Higher cashflow generally means more investor demand. If you are unsure, choose 'Not sure'.
A balloon payment means you receive most of your money as one large final payment. This usually means lower monthly payments for the buyer, which investors prefer. If you select "No", we'll try to structure your deal with only monthly payments by adjusting the down payment and payment amount.
